In 2016, the Zoning Board of Appeals and the Plan Commission combined to become the Planning & Zoning Board (PZB). The first meeting of this new commission was held on January 12, 2016.
The Planning & Zoning Board conducts public hearings on petitions from the public for variations, conditional uses and development proposals requiring relief under the City of Des Plaines Zoning, Subdivision, and Sign Codes. The PZB has final authority to grant some exceptions. However, in most cases it makes a recommendation to the City Council which makes a final determination as passed in a city ordinance.
Occasionally, the PZB hears appeals from petitioners that have applied for permits but the permits were denied by the Zoning Administrator. In these issues, the PZB’s determination is final. There are seven members, each serving four-year terms.
