Major Office Renovation and New Restaurant Proposed at 1700 W. Higgins Road
The property at 1700 Higgins Road is undergoing a major renovation and partial redevelopment of the existing office building property. A variety of enhancements to the existing property and the vacant property to the west are proposed including: a 6,000 square foot restaurant, a brand-new business incubator space within the existing office building, a new 88 space off street parking lot, significant infrastructure upgrades to all properties, and construction of a new bridge over Willow Creek to connect the office building property to the new off street parking lot. Rivers Casino Starts Major Expansion at Des Plaines Location
Rivers Casino, a 140,000 square foot facility with 2,000 gaming positions and 1,200 employees, is beginning a major expansion at their Des Plaines location.
The proposed enhancements include the expansion of the east side of the existing parking garage just north of the casino building, which will add over 700 new parking spaces to accommodate more patrons and new and improved exterior signage.
New 160,000 SF Class-A Industrial Building Proposed
A brand-new Class-A industrial building, located at 1600-1700 Sherwin Avenue, is proposed for an existing industrial site at 1600-1700 Sherwin Avenue. The property will be redeveloped to construct a new 160,000 square foot industrial building on three parcels totaling 7.8 acres in size and will be equipped with over 30 exterior docks, two drive in doors, and more than 160 off-street parking spaces. Construction will begin in 2020 with anticipated occupancy in 2021.
Iconic Des Plaines Theatre Undergoing Major Renovations
The iconic Des Plaines Theatre is undergoing major renovations. The renovated theater will include a new expanded lobby area; a restaurant on the second floor; a 1920’s style speakeasy bar and a brand new marquee sign.
In the fall of 2020, the theater is expected to reopen its doors for concerts, comedy acts and other live performances. Located in the heart of the downtown area, the Des Plaines Theatre will become a go-to place for dining and entertainment. You can follow it's renovation at facebook.com/desplainestheatre.
New Independent Apartment Community Proposed – 946 North Avenue
Blue Sky Residence LLC is proposing a brand-new apartment building at 946 North Avenue, which will provide 67, one bedroom units to residents of age 62 years and older. The building will be equipped with impressive amenity spaces and outdoor recreational opportunities for residents, including an outdoor landscaped rooftop deck, a craft room, a wine room, lobby, an exercise room, a sauna, a multi-purpose room with a kitchenette, a putting green, bocce courts, an outdoor seating area with fire pit, and a walking path. Construction will commence in 2020.
New 77,000 SF Class-A Industrial Facility Now Under Construction Near O’Hare Airport
A 3.89 acre property, located at 2100 S. Wolf Road, is being redeveloped to house a new 77,000 square foot, Class-A industrial building. This brand-new building will be equipped with many exciting features including 80 off-street parking spaces, 15 exterior docks and two drive in doors.
Two new businesses will potentially call this building home, adding even more jobs to the City of Des Plaines economy. This development went straight to permit due to our modern codes and efficient services.
Bayview-Compasspoint is Largest Downtown Redevelopment Project in Recent Memory
The southeast corner of Ellinwood Street and Graceland Avenue will experience a redevelopment renaissance with a brand-new, luxury mixed-use development. This 1.9-acre development takes advantage of a strategic downtown location that is adjacent to the downtown Des Plaines Metra platform and just steps from shops, restaurants and the Des Plaines Theatre. The new mixed-use building will entail 212 luxury rental units, over 10,000 square feet of restaurant prepped space, over 400 indoor parking spaces and world class amenities.
In fact, this project will introduce a series of amenities spaces that is not present in the downtown district including: over 20,000 square feet of green roofs and terrace spaces, a third-floor pool, a collaborative business center, a seventh floor SkyLounge, a dog spa with an outdoor dog run, a yoga studio, a cycling and fitness studio, indoor bicycle storage and a media lounge. This development will start construction in 2020 with anticipated occupancy in 2021.
Longtime Des Plaines Business Expands Their Headquarters
Wheels Inc., the world’s largest vehicle fleet management company, announced a major renovation and expansion of their sprawling 18-acre campus that is abutting the Des Plaines River.
Currently, Wheels Inc., employs 750 workers out of their Des Plaines campus, but they will be adding even more jobs and adding over 18,000 square feet of modern office space and employee accommodations.
International Company Calls Des Plaines Home for Their US Manufacturing Operations
The intersection of Mount Prospect Road and Algonquin Road will see a major transformation as Vetter Pharma purchased the 18-acre property that encompassed the Salvation Army. This multi-phase redevelopment will lead to over 1.2 million square feet of office, storage, warehouse, and fulfillment space as well as 500 new jobs to the Des Plaines economy.
Vetter started occupying this property in 2018 as part of their Phase I improvements. When all phases are complete, the total investment will be around $350 million.
First Data Center in Des Plaines Announced
The property that formerly housed Hart Schaffner Marx will now encompass a $75,000,000 data center facility. Iron Mountain will start construction on a two-phase, 330,000 square foot data center on the 13-acre parcel located at the northwest corner of Touhy and Maple Avenues.
This project will be the first data center in Des Plaines and will create up to 50 new jobs. Data centers are an emerging sector in industrial development. These facilities securely house servers to assist technology companies with operating their websites and serve as back-up sites for information. Note, Hart Schaffner Marx was successfully saved and relocated elsewhere in Des Plaines which retained 400 manufacturing jobs.
New Hotel Catering to the O’Hare Airport Traveler is Under Construction
A new Fairfield Inn and Suites by Marriott will complement the existing Wyndham Hotel and Longhorn Steakhouse at the northwest corner of Touhy Ave and Mannheim Road. The new 136 room hotel is just minutes from O’Hare International Airport and will cater to the business and travel community. The hotel will be open in 2020.
A New Mixed-Use Commercial Development Continues Making Progress – The Orchards at O'Hare
A new eight-acre development called ‘The Orchards at O’Hare’ is currently under construction at the northeast corner of Mannheim Road and Higgins Road, which is near the front doors of O’Hare International Airport.
Holiday Inn and Suites, Which Wich Sandwiches, Dunkin Donuts and BP Gasoline all recently opened to the public. This development will be further enhanced as a Panera Bread and Pita Pita Restaurants will be open soon. This development will serve the millions of travelers, guests, workers and residents who travel through this busy intersection annually. This site also takes advantage of the close proximity to Allstate Arena, abutting Class-A office buildings and to Interstate 90.
The projects below recently finished construction and opened their doors. All of these projects received individual attention and efficient services throughout the entire entitlement and construction process.
Opus Brings Luxury Apartments to Downtown Des Plaines
Opus Development constructed a seven story, 113 luxury apartment development adjacent to the Downtown Des Plaines Metra Station Platform. This modern development boasts a mix of efficiencies, one-bed and two-bed apartments, a heated parking garage, 4,000 square feet of amenity space and 1,400 square feet of new retail.
This development fits perfectly within the City’s long-term vision of the downtown as this property was slated for a mixed-use high density project.
Lexington Townhomes - Just Steps from the Downtown Metra Train Station
Lexington Homes added 58 new townhomes in downtown Des Plaines. Located just one and a half blocks south of the City's Downtown Metra Station, this three-acre site on Lee Street hosts luxury townhomes featuring two car garages, open floor plans, and the option for two master suites. All townhomes in this community are now completed.
The Monarch Apartment Community
A 236-unit hotel-style apartment community opened at the northwest corner of Golf Road and East River Road which is immediately west of I-294. This development is prosperous due to easy access to a variety of amenities such as the Cook County Forest Preserve.
In fact, the project, developed by Covington Partners, contains a bike path that will connect residents to the Cook County Forest Preserve trail system that extends the length of the Des Plaines River. The indoor accommodations are plentiful with a fitness center, dog spa, game room and party room. The Monarch had their first residents occupy select units in late 2019.
Buckingham Place Townhomes and Apartment Community
This $90 million development takes advantage of the walk-able neighborhood around the Cumberland Avenue Metra Train Station. The 397 multi-family unit community offers various floor plans as there is truly ‘something for everyone’ which includes: studio, one-bed, two-bedroom apartments and three-bedroom townhomes/rowhomes.
New residents started occupying this luxurious community in August of 2018. The apartment community was developed by Wingspan Development Group and the townhomes are being developed by Ryan Homes which are nearly sold out.
Modern Medical Facility Opens on Rand Road
Advocate Medical Group recently opened a new 30,000+ square foot facility on Rand Road to help better serve the northwest suburbs. This facility consolidates smaller medical offices into one modern, centralized location.
The services offered at this facility include: immediate care family medicine, pediatrics, internal medicine, cardiology, neurology, obstetrics, mammography, ultrasound and more. This location has been so successful that Advocate Medical Group is adding on a new 5,000 square foot addition which started in 2019. There is a one-acre property to the east of the new facility that will be developed in the future for a new commercial user.
Mariano’s Opens New Store in Des Plaines
Mariano’s opened one of their newest 70,000 square foot grocery store at the northeast corner of Mount Prospect Road and Golf Road in 2017. This is the 41st location for the growing grocery store chain and they took advantage of a strategic location that was prime for redevelopment.
The developer also enhanced the abutting Blackhawk Park with new playground equipment, a picnic shelter and a soccer field. Come in to shop their amazing variety of fresh fruits and vegetables or check out the featured food stations.
