For the purpose of identifying flood zones to determine flood insurance rates, the Flood Insurance Rate Maps prepared by the Federal Emergency Management Agency for Cook County, effective date of August 19, 2008, are currently used.

For the purpose of regulating property development, the above mentioned FEMA Flood Insurance Rate Maps are used to determine whether or not a property is subject to special building requirements.  Ordinances containing these requirements are found in Title 9, Section 14 of the City Code, entitled "Regulations for Development in Special Flood Hazard Areas".

The ordinance and maps referenced above are available in the Engineering Department of City Hall, 1420 Miner Street, Des Plaines, Illinois 60016.  Please feel free to call the department at 847-391-5390 with any questions you may have.

Request For Floodplain Map Info

If you would like a written response for a flood plain determination for your property, please complete a Request For Floodplain Map. Responses can be expected within 24 to 48 hours.

After a Flood: Do I Need A Permit?

You do not need a permit to:

  • Remove/replace carpet or tile
  • Remove/replace drywall or insulation
  • Remove/replace light fixtures
  • Remove/replace windows (same size opening)
  • Clean furnace, boiler, or water heater
  • You do need a permit to:

  • Remove/replace electrical wiring or conduits
  • Remove/replace electrical panel
  • Remove/replace furnace or boiler
  • Remove/replace water heater
  • Remove/replace roofing
  • Remove/replace siding
  • If you hire a contractor, please make sure that he is licensed to work in the City of Des Plaines.  Contact your insurance company for recommendations, and to assess the level of repair needed.
