Build-Out or Remodeling Of Existing Commercial, Industrial,
Institutional or Buildings of Public Assembly
- A permit application must be completed and brought in with six
(6) sets of architectural drawings sealed by an Illinois Licensed
Architect or Structural Engineer CLEARLY indicating the work to be
performed.
- A key plan of the building locating the area of the work and
complete floor plan locating the area of work and existing exits.
- Three (3) sets of mechanical drawings indicating the work
(electrical, plumbing, HVAC). Engineered sealed drawings and
calculations are required.
- Reflected ceiling plans, partition and demising wall
construction details must be included, as well as areas of
demolition.
- The application must be complete, showing the type of work,
for whom the work will be done and property address. Estimated
value of construction must be given. Property index number(s) (P.I.N.)
must be provided on the permit application. All trades must be
shown and comply with license and bond requirements, attached.
- Approvals by agencies of State, County, MWRD and EPA may also
be required. Verify these requirements before making application.
- Zoning, Engineering, Sanitation and Fire Department
requirements must also be verified before making application.
- Square foot areas and maximum number of people or employees
must be included on plans.
- Type of use must be indicated and any storage of materials
must be classified and clearly defined as to hazards.

is treated individually and certain other requirements may apply.
Once the above-mentioned information is submitted, the correct
determination can be made.
Any exceptions to the above may require a variation.
